Are Home Inspections Necessary Today?

Are home inspections necessary today.  Sunday’s Herald article titled “Wet crawl space puts home deal in turmoil”. It looks like the couple did not hire a Licensed Home Inspector prior to their purchase. I wonder why. Was it cost? Did they believe an appraisal was just as good as a structural inspection? Was it because it was “bank owner” and they knew it was sold in “as is condition”. Banks tell buyers have your inspection but we will not do any repairs. There is a big difference between a damp and wet crawl space. Some “seasonal” water almost the norm in many areas in Snohomish County. Some areas are wet and a sump pump may be the only answer for a dry crawl space. Defective or blocked gutter drains allow water in to the crawl space. Splash-blocks at the downspouts will help keep the water out.

Excessive water in a recent inspection  forced the bank to replace the inoperative sump problem (See photo). I reported a huge rodent infestation and contamination at another and the bank cleaned the mess.
This was considered to be a health issue.
